Summary: Extreme leaking conditions were occurring due to a single ply of EPDM (rubber) Roof with the thickness of a bicycle inner tube held in place with over 1,000 lbs. per square of large, sharp ballast rock. This thin, single ply of rubber was overlapped approximately 4” – 6” on the side laps and was very prone to leaks due to failure of the adhesive used in the side laps of the sheet. It was also very prone to leaks caused by punctures of the sharp ballast rock from normal foot traffic. Hundreds of penetrations also exist in this area creating infinite possibilities for leaks to occur where the rubber sheet has failed.
Challenge: Restricted access to tearing off and replacing this roof was compounded by several factors. We are working 4 stories up and then across another roof and then down into a Cooling Tower Pit full of equipment. There are also hundreds of penetrations, pipes and equipment with very little clearance or access.
Solution: The old roof and wet insulation had to be torn off one handful at a time and handed out to coworkers from under the equipment. The coworkers then load the debris into buckets to be lifted out of the Pit for transport across the 4th floor roof that was being traversed. The new roofing and insulation that was installed followed the same procedures coming back up.
Custom Specifications were developed to incorporate a Tapered Insulation System to provide proper drainage around all the penetrations. A Modified Bitumen / BUR Asphalt and Gravel Hybrid Roof System was installed for a long term, durable, watertight roof system that would hold up well under heavy foot traffic. We provided extensive field quality assurance to make certain that the high standards and attention to detail were met during all phases of this project.
This system has a 15 Year NDL Manufacturer’s Warranty.
